Reference Plans (R-Plans)
Reference Plans, or R-Plans, are essential survey documents deposited at the local Land Registry Office, offering a clear, visual representation of land parcels and divisions, as regulated under Ontario’s Planning Act (RSO, 1990, Ch.P.13). R-Plans are often required for land severance and provide detailed information about the surveyed boundaries and dimensions of a property. R-Plans illustrate not only the property’s boundary lines but also any physical or documentary details that could impact title, such as fences, retaining walls, overhead wires, and visible or registered easements and rights-of-way. Each reference plan prepared only by a licensed Ontario Land Surveyor ensuring they meet the legal and technical standards is assigned a unique number that includes the identifier for the specific Land Registry Office (LRO) where it’s filed.
